The inside is well maintained but outdated and the property has a finished basement. The MPAC value is slightly lower on this comparable than the subject property. Adjusting for the fact that the subject property has an unfinished basement we believe that it would sell for at least $850,000 as-is on the MLS. Additionally, if an investor does a few cosmetic upgrades (kitchen, flooring and finished basement) to the subject property we believe that it would sell for over $900,000 on the MLS based on this comparable.
- 126 Scott Street sold in March 2021 for $945,000. It is a detached backsplit with 3+1 bedrooms, 2.5 bathrooms and is approx. 2,000-2,500 sqft. This property has been modestly renovated over the last few years, has a fully finished basement and has a slightly higher MPAC value compared to the subject property. We believe that after a full cosmetic renovation of the subject property it should sell for more than this comparable on the MLS.
