The comparable property is approximately 876 sqft. In comparison to the subject property, the comparable is also outdated, but much better maintained. A full cosmetic renovation is needed, along with finishing the basement. However, the comparable has a brick exterior rather than siding. After making some adjustments, we believe the subject property would sell for a price slightly lower than the comparable on the MLS.
  • 4 Park Ave east sold in August 2021 for $580,000. This detached 1 ¾ storey which is on the same street as the subject property, has 3 bedrooms, 1 bathroom and does not have a garage. Similarly to the subject property, it has exterior siding rather than brick. The comparable property has been very well maintained and has undergone half a renovation.
