It is a 2 Storey detached home, in the Haig community of St Catharines.  The comparable property has 3 bedrooms and 1.5 bathrooms and is approximately 1000 sqft. Cosmetically the comparable is similarly outdated to the subject property. Rather than carpet however, the comparable property has a cheaper laminate floor throughout the house. The kitchen also has a similar dated ceramic flooring, as well as dated finishes. The comparable property has a renovated bathroom. However, the subject property has an extra bedroom. We believe in its current condition; the subject property will sell for a price similar to the comparable on the MLS.
  • 19 Shakespeare Avenue sold in July 2021 for $476,000. It is a 1.5 Storey detached home, in the Haig community of St Catharines. The comparable property has 3 bedrooms, 1 bathroom and is approximately 1140 sqft. In comparison to the subject property, the comparable is similarly outdated but better maintained.
