The comparable property is likely smaller in comparison to the subject property based on the photos. Both properties have a finished basement with no separate entrances, however this comparable does not have an in ground pool, whereas the subject property does. The comparable property is dated, however it is very maintained and move-in ready. After making the appropriate adjustments, we believe the subject property would sell for $650,000 in as-is condition on the MLS today.
